Yes, since it doesn't have chapter heading your references will be the page numbers.
I'd be aiming to keep it down to 10 minutes, that's about 30 seconds a page. Make it 15 minutes tops if you are doing mind mapping as you go. Write those "trigger" words around the edge of each mind map for the 30 pages. That will give you 12 mind maps to write your review from. If you spend 45 minutes a day for the next 4 days and on the 5th and 6th day you polish your review you'd be done on time. If you do it in 15 minute blocks you can find time through the day to do it. It won't be that daunting then.
Another tip handwrite the summary on the back of the mind map it may up the time to 20 minutes but put the book down in 15 for 30 pages. That way all you have to do is type up your summary / review.
What I have suggested is a detailed approach taking into consideration that you need to write a review for each of the 30 pages. A task that would take most 12 to 18 hours you could still complete in about 3 hours
If you can, get through the 30 pages in 10 minutes or less and there is bound to be some areas of the book where that is possible.
